Metal roofs are a big investment. Their service life can be between 40 and 70 years (compared to 10 to 20 years with the average asphalt roof), making them a long-term commitment. And when they reach the end of that service life, they’re 100 percent recyclable — making them environmentally friendly. The benefits are significant, especially when the roof is properly installed and cared for over the years. But if the metal roof is not maintained properly, some common problems can arise.

Corrosion

For most things in life, the best defense is a good offense. Protecting metal roofing from damage is no exception. Metal roof systems can begin to weaken over time due to oxidation known as electrochemical corrosion. Wind and rain can cause what’s called flow-accelerated corrosion, due to the protective layer of the roof being removed by high-impact weather. Exposing metal roofs to the elements is never ideal. To repair — or even prevent — rust on your metal roof, Inland Coatings has a number of effective SEBS options, including RC-2000 Rubber Roof Coating.

Leaky Roofs

Pooling Water

Heavy foot traffic can lead to dents in a metal roof, and changes in the roof’s shape can leave its integrity compromised. When rain or snow falls, it can quickly collect in dented areas, causing undue pressure and stress — both on the roof and the owner! Regular maintenance can help you prevent these issues. And if your metal roof is collecting water, be sure to clear it as soon as it’s safe to do so, in order to prevent larger problems.

Expansion and Contraction

Metal “breathes” due to fluctuations in temperature, meaning they expand in the heat and contract in colder weather. If fasteners aren’t installed properly, this expansion and contraction can loosen metal roof panels and cause damage over time. To prevent these problems, an inspection should first be completed to ensure all fasteners are correctly in place. Then, seams and penetrations can be reinforced using RC-2200 Rubber Roof Coating or our RC-2250 product and RPM 400 Polyester Mesh (RPM Polyester Mesh may not be required with RC-2250). As a final step, finish with RC-2000, which features 1,500 psi tensile strength and 500% elongation. Even better — RC-2000 White has a solar reflectance of 87%, keeping your metal roof cooler and helping to reduce your electric bill.

Color Matching

It can be difficult to find the right color when it comes to metal roofing. While roof color isn’t always a major consideration, making sure your roof is aesthetically pleasing is important. RC-2000 Rubber Roof Coating comes in 12 standard colors, or Inland Coatings can custom match any color with a minimum 100-gallon order. Plus, RC-2000 resists acids, salts and alkali, meaning your roof will maintain its color throughout the years.
