Why You Should Consider Roof Restoration Over Replacement

Every roof suffers wear and tear from the elements. Whether it’s temperature fluctuations that cause it to expand and contract or harsh UV rays that break down materials, no roof is exempt from aging.

When you start to consider roof replacement, take a look at restoration instead. Liquid rubber roof coatings, also known as Styrene Ethylene Butylene Styrene (SEBS), are the perfect alternative to replacement. They stand up to ponding water, flex with expansion and contraction, and protect roofs from corrosion.

Why restoration?

More economical than replacement. Restoration brings your roof back to prime condition, allowing it to serve the building for another 10–15 years. That’s another 10–15 years without the cost of replacement. At Inland, we even offer a product and system warranty for several commercial and industrial roof types, proving our confidence in liquid rubber roof coatings.

Fast and easy to apply. Applying coatings is a simpler process than replacing a roof. It requires less planning, less contractor time, and less hassle. In most cases, the entire process can be completed in two days. If scheduled over a weekend, there’s little to no disruption to employees or customers.

Reduces cooling costs. Select coatings strongly reflect visible, infrared, and UV rays, resulting in a noticeably cooler roof temperature. A cooler roof reduces air conditioning costs and minimizes roof deterioration caused by heat-related expansion and contraction. Cooler roofs also benefit the environment by reducing the urban island effect.

How does it work?

No primers are needed, so following surface preparation, application can begin immediately. Use a power washer to remove dirt and debris, and remove any peeling or damaged material to create a smooth surface for adhesion.

For metal or single-ply roofs applying SEBS, apply the base coat first. Coatings are applied using specialty sprayers for a consistent, uniform finish, followed by the main coating.

For best results, apply coatings on a fair-weather day. Avoid rain, high winds, and extreme temperatures. Mild days between 70–90 degrees work best. Temperatures below 40 degrees or above 110 degrees will prevent proper curing.

Does my roof qualify?

Most likely. There are many types of liquid rubber coatings, and with our help, you can find the best fit for your roof. Metal, hypalon single-ply, EPDM rubber single-ply, TPO single-ply, modified bitumen and BUR, and spray polyurethane foam roofs are all great candidates.
